Fort Bend County’s largest city, Sugar Land is widely considered to be one of the best places to live not only in Houston, but in the country. It’s been named in various best-of lists by publications such as Forbes and Money magazine and continues to live up to its well-deserved reputation for offering a superior quality of life.

Sugar Land has a total area of just under 25 square miles and has the Brazos River and Oyster Creek running through it. Several lakes dot the landscape, which was once a plantation before it became the Imperial Sugar Company’s company town in the late 19th century. Imperial Sugar is still headquartered here and its refinery remains operational.

What’s Here

  • The city is home to many major employers in a wide range of industries, including the Imperial Sugar Company, Minute Maid, Noble Corporation, Atos, Aetna, Fluor Corporation, Fairield Nodal, Tramontina, Schlumberger, and more.
  • With its wealth of parks, open spaces and sports and recreation facilities, it’s easy to stay active in Sugar Land. There’s an extensive system of hiking and biking trails, a variety of golf courses, a minor league stadium, an ice and sports center, and so on.
  • Shopping options are just as varied. Destinations include First Colony Mall, Lake Pointe Town Center, Market at Town Center, and the Sugar Land Town Square.
  • Sugar Land has two school districts, the Fort Bend Independent School District and Lamar Consolidated Independent School District, both of which are very well-regarded and administer top-ranking, award-winning schools.

Neighborhoods

Sugar Land is famous for its outstanding master-planned communities, of which there are quite a few. There are mixed-use developments, waterfront neighborhoods, communities that have the look and feel of nature preserves, and so on. Some of the largest and most popular communities here include the 9,700-acre First Colony, the waterfront Avalon and River Park, Lake Pointe Town Center with its wide mix of properties, and more. There are also several new development projects such as the mixed-use Imperial Sugar Land redevelopment.

Sweetwater

Composed of two areas – the more established Sweetwater and the newer Sweetwater Estates – this community is within the vast First Colony master-planned development and is composed of premier residential real estate ranging from comfortable single-family homes to sprawling estate properties. The heart of Sweetwater is the Sweetwater Country Club, which has two outstanding golf courses, Pecan and Cypress. The club also has indoor and outdoor tennis courts and swimming pools, a host of athletic facilities, and fine dining.

First Colony

A marvel of extensive master-planning, First Colony is heralded as an exemplary community that offers a good balance of suburban comfort, nature and recreation, and all the amenities of modern urban living. Sprawling across over 9,000 acres in Fort Bend County, this development born of a late 1970s venture is now a self-sufficient landscape with over 60 neighborhoods located in Sugar Land and Missouri City.

First Colony is a great place for those who love the outdoors. It boasts numerous parks and walking paths and lush landscaped greenery along its streets and lakeside amenities. Another noteworthy feature of First Colony’s urban landscape is its attention to preserving its historical flavor and architectural charm. This is evidenced by its brick-covered exteriors and consistent style for signage, restaurants, shops and other commercial establishments, which all contribute to the community’s heritage feel.

Telfair

Telfair is one of the newest communities to have established itself in Sugar Land, Texas. With an area of over 2,000 acres, this hidden gem of a neighborhood has seen rapid development and a magnificent transformation effected in just a few years has turned it into the vibrant, growing community it is today. Telfair’s recent growth has even been recognized by the Houston Business Journal (in 2010), where it was lauded for its innovation and residential community merits. The community has ongoing plans to build up to 4,500 homes.

Avalon

The agricultural community of Avalon is located at the intersection of Highway 34 and Farm Road 55 in the southern portion of Ellis County. It was first recognized as a “settled town” in 1884 with recorded early structures that include three churches, a school, gristmills and two steam cotton gin – all of which are still being used to this day. The town is also recognized for producing the majority of the cotton products in Ellis County.

The town is served by the Avalon Independent School District, which has been recognized by the Texas Education Agency for its outstanding performance, gaining acknowledgment for having students excelling in science, reading, mathematics and writing.

Greatwood

Greatwood is a master-planned community that provides topnotch assisted and independent living in a country club environment. This beautiful community features expansive parklands, golf courses and amenities that are tailor fit to the needs of its residents. The surrounding area also has plenty of shopping destinations and outdoor recreational hotspots such as George Ranch and Brazos Bend State Park and there are three major hospitals just close by.

Without a doubt, the community has a lot to offer its residents. It’s no wonder why Greatwood was named “the Best Retirement & Assisted Living Community” by voters to The Fort Bend Herald’s 2012 Readers Choice magazine.

Sugar Creek

The upscale master-planned community of Sugar Creek found in Fort Bend County features the best of what country club living has to offer. Spanning more than 10,000 acres, the community has two golf courses and beautiful country clubs as well as recreational facilities, which include swimming pools, and 24-hour security.
